Engineering based cost segregation studies are one of the most valuable, yet underutilized opportunities available to building owners today. While some owners are taking advantage of this service, it remains a mystery to most because many CPAs either do not realize this process is available or they have great misconceptions regarding what is involved in the building analysis necessary to maximize the owners tax savings. By using an in-depth engineering analysis, we are able to identify building components that are typically just considered part of the building and treated as real property. However, according to the tax code, many of these components are actually considered personal property and should be depreciated over the shorter 5, 7, or 15 year lives IF they can be properly identified and properly valued. It is not unusual for our engineering based studies to identify 30-50% of the cost basis in the building for reclassification from real property to personal property. The impact on a building owner's after tax cash flow can be tremendous. Also, this is not just something that is done when a new building is built. Cost Segregation can be applied to new construction, aquisition of an existing building, renovations, build-out, or even for buildings that have been owned since as far back as 1987. We work with CPAs, real estate professionals, attornies, wealth managers, and other influential professionals in order to make this valuable service available to building owners across the country. In order to allow owners to make an informed decision regarding cost segregation, we offer a no cost, no risk evaluation that will provide an estimate of the benefit that can be expected for a specific property.
